For a ₹50 lakh loan at 8.5% interest for 20 years, the EMI is approximately ₹43,390 per month. Total interest paid over 20 years would be ₹54.14 lakh — more than the principal itself.

EMI (Equated Monthly Installment) is calculated using: EMI = [P × r × (1 + r)^n] / [(1 + r)^n – 1]
Where P = Principal loan amount, r = Monthly interest rate (annual rate ÷ 12 ÷ 100), n = Loan tenure in months. This formula ensures every monthly payment is identical and the loan is fully repaid by the end date. Initial payments contain more interest; later payments contain more principal.
Example: ₹10,00,000 loan at 9% annual interest for 10 years (120 months). Monthly rate = 9/12/100 = 0.0075. EMI = [1000000 × 0.0075 × (1.0075)^120] / [(1.0075)^120 – 1] = ₹12,668. Total repayment = ₹12,668 × 120 = ₹15,20,160. Total interest = ₹5,20,160.
Each EMI payment is split into principal and interest components. Interest portion = Outstanding principal × Monthly interest rate. Principal portion = EMI – Interest portion. As principal reduces each month, interest portion decreases and principal portion increases, while total EMI remains constant.
Month 1 of the above example: Interest = ₹10,00,000 × 0.0075 = ₹7,500. Principal = ₹12,668 – ₹7,500 = ₹5,168. Outstanding = ₹10,00,000 – ₹5,168 = ₹9,94,832. Month 60 (halfway): Outstanding is ₹6,19,166. Interest = ₹4,644. Principal = ₹8,024. By month 120, interest is only ₹94 while principal is ₹12,574.
Progressive tax systems tax income in slabs. Only the portion of income in each slab is taxed at that slab's rate. For ₹12 lakh income under India's new regime: Tax = (₹0 on first ₹3L) + (₹20,000 on ₹4L from ₹3–7L @ 5%) + (₹30,000 on ₹3L from ₹7–10L @ 10%) + (₹30,000 on ₹2L from ₹10–12L @ 15%) = ₹80,000 total tax. Effective rate = 6.67%, not 15%.
Marginal tax rate (the rate on your last rupee earned) differs from effective tax rate (total tax ÷ total income). Understanding this helps with salary negotiations and bonus planning. A ₹1 lakh bonus at ₹12L income is taxed at 15% (marginal rate), not 6.67%. Pre-tax deductions (80C, 80D) reduce taxable income, lowering both total tax and effective rate.
VAT-inclusive (tax already in price): Base price = Displayed price ÷ (1 + Tax rate). For ₹1,180 with 18% GST: Base = ₹1,180 ÷ 1.18 = ₹1,000. Tax = ₹180.
VAT-exclusive (tax added to base): Final price = Base price × (1 + Tax rate). For ₹1,000 base with 18% GST: Final = ₹1,000 × 1.18 = ₹1,180. Tax = ₹180.
Businesses must clearly state whether prices are VAT-inclusive or exclusive to avoid customer confusion. Online retailers typically show VAT-inclusive prices to consumers but VAT-exclusive prices to business (B2B) buyers who can claim input tax credits. International sales may be zero-rated (0% VAT) or reverse-charged (buyer pays VAT in their country).
